Acceptance of this confirmation indicates you will cooperate with THE RAINMAKER CABIN policies:
The Rainmaker cabin, is located on Southern Hills Circle, Broken Bow, OK 74728 This property requires a
two (2) night minimum stay; 3 nights during holidays.
CHECK-IN TIME is after 3 p.m. and CHECK OUT is 11 a.m. NO Early Check-ins or Late Checkouts without
prior consent.
This is a NON SMOKING cabin...$100 per day fee will be charged if housekeeping smells smoke or finds
evidence of smoking in the cabin.
Pets are NOT permitted without prior approval.
DAMAGE DEPOSIT- A valid credit card is required to hold desired dates and will act as a damage deposit.
No charges will be accrued if all of the following are upheld:
*No damage is done to cabin or its contents, beyond normal wear and tear.
*All debris, rubbish and discards are placed in refuse containers outside and soiled dishes are placed in
the dishwasher or left in soapy water upon departure.
*One key is left in the lock box, one key left in the cabin and the cabin is left locked. There will be a $50 re
keying fee if both keys are not left at the cabin.
*No linens are lost or damaged.
PAYMENT – An advance payment equal to one night’s stay ($175-$250.00) is required by credit card at
the time of reservation. The advance payment will be applied toward the cabin rental. The advance
payment is not a damage deposit. The BALANCE OF RENT will be charged to your credit card (10) days
before your arrival date.
CANCELLATIONS – A ten (10) day notice is required for cancellation. Cancellations that are made more
than ten (10) days prior to the arrival date are subject to a 5% cancellation fee or $50 whichever is
greater. Cancellations or changes that result in a shortened stay, that are made within 10 days of the
arrival date, forfeit the initial deposit. Early departure does not warrant any refund of rent or deposit.
MAXIMUM OCCUPANCY- The maximum number of guests per cabin is limited to seven (7) adults. An
additional charge or $10.00 per person per night for guests in addition to seven (7) will be assessed.
NO DAILY MAID SERVICE – While linens and bath towels are included in the cabin, daily maid service is
not included in the rental rate.
RATE CHANGES – Rates subject to change when seasons change.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture
of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in
advance.
HOT TUB – No children under the age of 12 permitted in hot tub without supervision at any time. When
using the hot tub, remember there is certain health risk associated with this. Use at your own risk. Our
housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may
not be warm till later that evening. Please be sure to unfasten all four (4) latches on the hot tub cover
before removing. Hot tub covers are for insulation purposes and are not designed to support a person or
persons. DO NOT STAND ON THE HOT TUB COVER, they will break and you will be charged for
replacement. Remember when not using the hot tub, leave cover on so hot tub will stay clean and warm.
STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. We do not refund due to road
conditions. Refunds will be given if there is an evacuation of the area given by state or local authorities.
The Rainmaker cabin is privately owned; the owners are not responsible for any accidents, injuries or
illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss
of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests
are expressly assuming the risk of any harm arising from their use of the premises or others whom they
invite to use the premise.

covenant between you as our guest & us as owners of The Rainmaker Cabin. ***
